In the simplest terms, any property you locate for me CANNOT be listed with a realtor (on the MLS or otherwise), it cannot be listed online (Facebook, Craigslist, FSBO, etc.) and it cannot be a mobile home. It has to be OFF MARKET, meaning that I am the only one that knows it is potentially for sale by owner.

I have personally paid out $2,500 in 2022 to folks who have found me properties. An old colleague found me two houses for sale by owner in Maryland, via introductions, and I paid him $1,500.
